Accurate property valuations are an integral part of today’s property market.  A property valuation is conducted by either purchasers, owners, or a lending institution (such as a bank) that is looking to fund the purchase of a property.

 

Normally produced as a report, a property valuation includes property information – rates, size of the land and building, physical details on the construction and condition of the dwelling, details on any immediate issues that may need addressing – as well as information on comparative sales in the area.

 

GEMAA is accredited RICS valuer, which implies a respect for both international professional practices and respect of ethics codes.

Strategy

Strategic Real Estate consists of approaching real estate at the broadest level : the assessment and determination of real estate allocation. It includes the analyses of a portfolio and the market. This must lead to financial optimisation (risk/return) of a portfolio. Being completely independently of all other real estate players, GEMAA is able to give a clear and consistent blueprint which will include the existing and prospective situations.

Acquisition

Acquisiton advisory consists of assisting a potential puchaser  during the acquisition process. Such service requires experienced, analytical and rigorous investigation into the costs and benefits of a property before purchase.

 

Acquisition support usually consists of analysis of investment opportunities, assistance in negotiation and due dilligence support.

 

To invest profitably in a fluctuating real estate market, companies need knowledgeable and responsive data, capable of producing reliable and qualified results.

Marketing

Property void is the main risk of any property related investment. Marketing is therefore of the greatest importance. Like any industry, real estate requires the proper approach, from the concept communication to the tenant's retainement.

 

The following tools and processes are part of marketing advice : Concept advice, tenancy analysis, price policy, premises improvements, communication advice (visuals, brochures, website, events, etc).

Feasibility study

All developments start by Feasibility studies which consists of providing objective assessments of market and financial feasibility for public and private investments in real estate developments. It is intended for developers, lenders and public bodies.

 

Briefly, a feasibilty study must assess the opportunities and constraints unique to each project area, understand supply and demand trends and target markets and develop financial models that quantify the costs and benefits of various development scenarios to help clients make informed decisions.
